Q: What is a homeowner's association?
A: It is a non-profit corporation registered with the State and managed by a duly elected Board of Directors. Its purpose is to maintain all common areas and to govern the community in accordance with the provision of the legal documents: CC&R's, Bylaws, and Articles of Incorporation. The governing legal documents for the association may be viewed on-line within the Documents menu selection of this site. The corporation is financially supported by all members of the homeowners association. Membership is both automatic and mandatory.

Q: Who is my homeowner's association?
A: Depending on what neighborhood you are in, you may have Sonterra POA and\or Stone Oak POA. And both operate out of the same office.

Q: What is the Board of Directors?
A: The Homeowner's Association is a corporation and therefore a governing body that is required to oversee its business. The Board of Directors is elected by the homeowners, or as otherwise specified in the bylaws. The limitation and restrictions of the powers of the Board of Directors is outlined in the Association governing documents found by accessing from the "Documents" menu.

Q: What are the Bylaws?
A: The Bylaws are the guidelines for the operation of the non-profit corporation. The Bylaws define the duties of the various offices of the Board of Directors, the terms of the Directors, the membership's voting rights, required meetings and notices of meetings, and the principal office of the Association, as well as other specific items that are necessary to run the Association as a business. The Bylaws for the association may be viewed on-line by accessing from the "Documents" menu.

Q: What are the CC&R'S?
A: The Covenants, Conditions and Restrictions (CC&R's) are the governing legal documents that set up the guidelines for the operation of the planned community as a non-profit corporation. The CC&R's were recorded by the County recorder's office of the County in which the property is located and are included in the title to your property. Failure to abide by the CC&R's may result in a fine to a homeowner by the Association. The governing legal documents for the association may be viewed on-line by accessing from the "Documents" menu.

Q: How do I get approval for home improvements?
A: All plans for home improvements, additions, major landscaping and pool installation as well as new home plans must be submitted to the Architectural Review Committee for approval.  Submittal forms can be obtained at The Management Company at Stone Oak-Sonterra, Inc.

Q: Who is our management company?
A: The Management Company at Stone Oak-Sonterra, Inc. is a non-profit management company owned by the Stone Oak POA and Sonterra POA, and its sole purpose is the managerial duties of these two Associations.

Q: Are above ground pools allowed?
A: NO! The deed restrictions are very explicit about this. Above ground pools are not allowed. The Board of Directors and Architectural Control Committee have no latitude on this. Above ground pools are not allowed.

Q: How do I update my guest list?
A: You can come to the POA office at 19210 Huebner Rd. suite 100 between 8 am and 5 pm Mon-Thu and 8 am and 5 pm on Friday, or email us your changes ldeleon@mgmtco.com. Let us know via email if you’d like to be granted access to your database information through HomeZone.

Q: What happens if I don't pay my assessment?
A: The maintenance and management services incurred by the Association are dependent upon timely receipt of the assessments due from each homeowner. Late payments will result in a late charge.  Payments are due on the first day of the first month of each quarter and are considered late if not paid before the first day of the second month of each quarter.

Q: When does BFI pickup refuge?
A: Twice a week, Wednesday and Saturday, with Saturday being recycle pickup as well. Each residence is allowed 5 bags of refuse, no more than 40 lbs. each, per pick up day.

Q: What are the restrictions regarding parking vehicles on the neighborhood streets?
A: On-street parking by residents is prohibited and will result in citations and monetary penalties.

Expanding further on dues...


Sonterra is a Property Owners Association located within another POA, which is the Stone Oak POA. $8.80 each month is paid to the Stone Oak POA for median landscaping upkeep, mowing, trimming, seasonal color, water meter fees, which cost each and every month whether or not Stone Oak uses a drop of water, water fees, signage maintenance, tree maintenance, etc.  $14.79 per month pays for Allied Waste refuse pickup, which is twice a week, Wednesday and Saturday, with Saturday being recycle pickup as well. Each residence is allowed 5 bags of refuse, no more than 40 lbs. each, per pick up day. Limbs or shrubbery clippings can count as a bag and should be bundled to a size of no greater than 3 ft. long, and 18" in diameter, again with a weight limit of 40 lbs. If for some reason a refuse bag breaks, Allied Waste personnel cannot pick up the refuse from the street, due to hazards that may be within the bag, such as used insulin needles, decayed matter, etc.  Please help us all by collecting your refuse in either bags or containers that can be reasonably moved from the curb to the truck.

Assessments paid to the Sonterra POA vary according to the neighborhood in which you live and whether the Association provides additional maintenance services for your specific neighborhood.  Aside from any special assessments, the remainder of your payment goes to on premise security, the management company, expenses which are associated with maintaining Sonterra, and the general fund for future expenses. These expenses include, but are not limited too: street sweeping, which is done three times a year, street repair, painting and repairing POA masonry and wrought iron walls, monthly landscaping costs, water bills -- not just for watering but for meter charges -- repairs to sprinkler systems, some of which are becoming fairly old, street light billing and bulb replacement on those street lights which are more decorative and not maintained by CPS, maintenance of flag poles and replacement of flags, seasonal color plants and soil amendments at subdivision entries, labor for Christmas lights and light string replacement, landscape flood light replacement and repairs on flood fixtures and lines, gate maintenance, legal fees for various issues including delinquent monthly residential and commercial dues without which the monies or portions of these monies would never be collected, and the items continue.

So now you hopefully have an idea where some of your monthly and now paid quartering money goes here in Sonterra.
