SONTERRA POA ANNUAL MEETING

 

The Annual Meeting of the Sonterra Property Owners Association will be held Wednesday, March 23, 2005 at 7 p.m. in the Horizon Room at The Club at Sonterra. Please enter at the main gate using the left lane, unless you are a Club member or a resident of that area, and advise the Securitas guard that you wish to attend the annual Sonterra membership meeting. Follow the guards’ instructions to proceed to the Club to park. Two directors to the Board will be elected at this meeting and an overview of the past year's business and projects will be presented. If there are particular subjects you would like addressed at this meeting, please advise the POA office at 490-9481 or email to tcondor@hillcountrymgmt.com. We look forward to seeing you there.

 

PROPOSED TEXAS LEGISLATION

 

There are three bills proposed this legislative session that the Board feels can negatively impact the Association which are: SB244, HB873, and HB1344.To review the text and content of each, please go to http://www.capitol.state.tx.us/tlo/billsrch/criteria.htm  or www.texas.gov and follow the legislative links. Your Board encourages you to write or fax Senator Jeff Wentworth at 1250 NE Loop 410, Suite 925, San Antonio, Texas 78209-1500, fax no. 826-0571, and Reprentative Frank Corte, 2040 Babcock Rd, Suite 402, San Antonio, Texas 78229, fax no. 349-0381, and oppose these bills. TRASH !!

 

Please do not dispose of liquids in the trash you put out for pick-up. The liquids are leaking from the garbage trucks and discoloring our streets!!

As a reminder to all Sonterra residents, trash pickup is not unlimited. We are not to exceed 5 containers/bags per household, each not to exceed 45 lbs. Additionally, refuse is to be placed curbside, either during EVENING hours the night before, or prior to 7 a.m. the day of pick-up --  not during the day or days prior to pickup.  Pick-up days are Wednesday and Saturday, with recycling on Saturday only.

INSTALLATION AT GATES

 

You may have noticed installation of new cameras and call boxes at your entry lately. Each subdivision entry will be receiving a keypad entry system, which will provide control to each resident for guests. Prior to activation you will, by mail, receive your own three-digit code, which will be used by guests to call you directly from the gate. This will allow you to control entry yourself. If you will not be home upon arrival of a guest or repairman, you may continue to leave those names with the main guardhouse. It is hoped these installations will reduce the gross numbers of calls to the guardhouse, especially at peak times, and alleviate stacked traffic, especially along our busiest roads.

Selling Your Home???

 Please be advised that the Sonterra Property Owners Association requires registration with the Association for all real estate agents who desire to show properties within Sonterra.  Residents should advise their listing agents of this policy and inform them that when listing the home with Centralized Showing, they must include in their instructions that agents desiring to show homes must first be registered so that their information is included in the database.  Without proper registration, agents will be denied access through the gates.  Centralized Showing has advised that this information must come from the listing agent.

  Open houses must also be scheduled at least 24 hours in advance with the management company office during normal business hours of 8-5, Monday through Friday (490-9481).  If a last-minute situation arises which precludes contacting the management company during these hours, Sonterra Security can be contacted (490-1158) to schedule the open house.    Both the registration procedure and the policy for scheduling of an open house are very simple and take only a few minutes.  Following these required procedures will save agents and residents much time and frustration when trying to show or sell a home.

  Covenant/Policy of the Month

REMINDERS!!

 

As we all eagerly await the arrival of Spring and the opportunity to change or improve the home and landscape, please take time to re-read your Restrictive Covenants that you received with your closing documents. It is very important that each homeowner understand that the covenants require a homeowner to submit any plans for improvement or change to their property to the Sonterra ARC for review before implementation begins. Your POA wants to help you avoid any possible inconvenience or unnecessary expense with your improvements by reminding homeowners of this important covenant. If you have misplaced your copy of the Restrictive Covenants, a copy can be obtained from the management company for a cost of $5.00

Car Stickers

 The Board would like to remind all residents that in order to improve our security posture, it is a Sonterra policy that all residents will register their vehicles with the Property Management Company and install Sonterra decals on their cars. This policy includes college age students that are home for the summer. With decals in place, Security personnel and residents can easily identify unauthorized vehicles in our neighborhood.
